..- helpful guidance and hints -..

 

FIRST OF ALL, AN IMPORTANT "TECHNICAL" ISSUE:  There are some pages where I use a "Pop-Up" method for you to access supplemental material. Often this is used so you can find additional, helpful data which is related to other information that's on the page where you are generating the Pop-Up.  It's meant to provide beneficial insights at that point, and to do it in a way which is very convenient for you!  Also, a few links in the Mega-Links portion of the site need to use pop-ups to display the information.  But, .. using this technology requires you to allow Pop-Ups when you are inside my Elegant Atlanta Homes website. --- NOTE: I do NOT have any advertising or other "outside" Pop-Ups in my website.  So as you use this site I hope you will allow Pop-Ups and what is called ActiveX functionality (treating ElegantAtlantaHomes as a trusted site), because that will enable full-and-optimal use of this website, and this site is designed to be safe for you!

FURTHER, if you enroll in anything in this site (for example, enrolling in the special Members Area), your information about name, email address, phone, etc will NOT be given, or sold, or whatever to anyone or any organization!  I do NOT do that!
 

 

 (1.) Searching:  I have five ways for you to do a search on Active Listings (homes for sale).
   (a.) First, you can search on ALL current listings, all at once. (And all at once is an important point:  I use a search engine that combines both of the metro Atlanta MLS services into one search, making it very convenient to find everything in one thorough view, and helping to minimize duplications if a house is listed in both services.)  Just click on "Search all mls listings" in the navigation frames, or on the "Search All MLS Active Listings" link on the home page. --  NOTE:  The search engine works to minimize duplications, by only showing one listing for a home that's in both listing services;  however, some of those duplications will slip through! ... But when this happens, take advantage of the fact that one listing service may have several photos which are different from the other listing service; so those duplications are sometimes very helpful.
   (b.) I have a special link for "Targeted Searches" which takes you to a page with searches that are focused (targeted) on special desires.  These include homes in a subdivision with a lake or river, homes on a golf course or in a golf subdivision, cul-de-sac lots, and condos in Buckhead.  Also, I even have these targeted searches further separated by price range; and everything in this section is organized by geographic areas. --- Very Convenient!
   (c.) Sometimes I've had people wanting to buy Foreclosure property (or even just "Fixer-Uppers"), as well as owner-transferred property, in the price range of "Elegant" homes. And because of the demand I've had for this I've included a third search area just for that type of home.  Just go to the section of the website called 'Special Properties' to do a focused search on these types of homes.
   (d.) And it's possible you may only want to search for new homes.  I have two places where you can conveniently do that.  As the last item on the "Targeted Searches" page, you will find a section for new homes, listed by city.  In addition, I have placed that section for new homes into a page of its own, so you can go straight to it with the "New Homes" link, if you wish.  (ALSO, the Members-Only area is filled with tons of new-home photos & info.)
   (e.) Perhaps the best way for you to get started in your search for the next home is to use the "Sample Subdivisions" link.  This brings-up about 250 subdivisions to examine, across eleven counties, which is a wonderful way to begin exploring the variety of options and possibilities available within the metro Atlanta area.  To make this Pre-Built search Quick-&-Easy to use, I've listed the approximate Price Range, City/Zip Code Location, and primary Amenities for each sample subdivision, so that you can go right to the type of subdivisions which might be of greatest interest to you..  Using these samples, we can then either find you a home in one of those subdivisions, or, in one just like it!
 
(2.) School Information:  The "School Information" page of the site is very important. It contains a couple different ways to search for the results of mandated school performance/achievement tests. --- Also, when you are in either of my five ways to Search Active Listings, I will provide a Pop-Up window which allows you to search for school demographics and test results while you have a particular home right-in-front-of-you; ... that way, you can immediately check-out the school name you see in the listing while still in the search page!  This Pop-Up window will be in addition to other school information which can be accessed through the search-engine itself. ----- Further, in the "Mega-Links" portion of this website I have a large number of links about schools.  The three sets of school information in Mega-Links are grouped into the following topic areas: general information about public schools, general information about private schools, and mandated test result information for public schools. A few of the items about test results in "Mega-Links" will duplicate what you find in the "School Information" page and also in the "Search" pages. But the school portion of Mega-Links contains a lot of OTHER valuable information as well, and you will want to go to those parts of Mega-Links and take a look.
 
(3.) Mega-Links:  And speaking of the "Mega-Links" section, there are over six hundred links in this part of my website; not just to school information, but also to "a zillion" other items, including locators for finding stores you may need as you move into your new home, places for fine dining, theater and entertainment venues, professional sports teams, colleges in the area, college athletics as well, hospitals, government websites, quick reference links that you may want to use frequently, a just-for-fun set of links designed to inform and/or amuse, and much much more.
 
(4.) Buyer Tips:  In the "Key Buyer Tips" portion of the site you'll actually find THREE Key topic areas. On the entry page for that section you will see those three choices, including Buyer Tips, Mortgage Tips, and Credit Scoring Tips. All three of these sections contain many pieces of information, important to you if you're a Buyer.
 
(5.) Seller Tips:  "Key Seller Tips" only contains one section, but it is full of lots of different topics important when you are selling your home. --- That informational section leads directly into the section on "Power Selling Homes" which is my special strategy for helping you receive the highest possible price for your home, as quickly as possible, with as few pitfalls as possible.
 
(6.) Monthly Newsletters:  There are three different "monthly" Real Estate Newsletters available to you in this site. Two of them are accessed through the "Monthly Newsletter" page, which you'll see in the navigation links. The third Newsletter is currently being published bi-monthly, and is found as part of my Neighborhood Data page, accessed through that navigation link in this site.
 
(7.) Daily Newsletter:  The "Daily Newsletter" area of this website takes you to Real Estate-related news and advice that's updated every business day! You'll find new "articles" there each day. Even if some topics on a given day do not pertain to your interests or needs, I suggest looking at this part of the site every day to find the things that DO give you important information or insights.
 
(8.) Interest Rates:  Different parts of the website will include interest rate data. And it's likely one set of data will differ from another. That's because each is drawing upon a different source or average to arrive at numbers. Keep in mind you will want to check with your particular lender to find the latest interest rates which THEY will be offering to you. --- NOTE: As a convenience, I have included a Pop-Up window in the "Search" pages where you can quickly reference the online Wall Street Journal's average interest rates at that moment, and this will include rates for a wide variety of different types of loans.  You'll want to have an interest rate in mind, because you'll be able to plug that rate into the mortgage calculator which appears when you've selected a house through the search engine.
 
(9.) Neighborhood Data:  "Neighborhood Data" comes in a couple different forms. First, I have a way for you to view some very good 'summary' demographic data for any zip code you enter. This data can be accessed in two ways. It's found through the top of the "Neighborhood Data" page, and is also included as a Pop-Up screen when you are doing any of the "Searches."  While looking at a particular home during your search of listings, you can see what its zip code is and then use the pop-up to get immediate information about that area. That pop-up will be in addition to another way to view demographics which is provided in the search engine itself. Neither of these data-views will tell you about a particular subdivision, but it will at least give you a sense of the area (the zip code) in general.  Secondly, on the "Neighborhood Data" page you can request an "eNeighborhoods" set of information which will come through a newsletter, and will contain data about recently sold homes in your area.
 
(10.) Returning to Home Page:  When you are inside the parts of this website where the navigation frame is on the left (as seen on this page), clicking on the Elegant Atlanta Homes logo in the upper-left corner above the navigation links will take you back to the Home Page.
