Client vs Customer .

If you are my Client, I am fully and completely at you service (in your "employee"). I can advise you, negotiate for you, seek all possible advantages for you, look out for your interests in every possible way, and be intimately involved in helping you as if I was buying or selling this property for myself. I am totally and completely your advocate; your dedicated consultant, advisor, your can-do catalyst.

If you are my Customer, I can provide information for you, but I can not advise you about the implications, advantages, or disadvantages found in that information. I can take an offer from you, much as an order-taker, and present it to the other party; but I can not negotiate for you. I must inform you of any material defects known about the property, but I can not advise you of the consequences or help you decide what-to-do in light of those issues. In short, I will be honest and caring, but I can not act as a consultant or advocate.

This difference between the relationship with a Client vs Customer is rooted in law, and as a licensed Real Estate Agent I must adhere to it. My commitment to you as a Client is placed into writing; and is actually very simple and straight-forward. There is a prescribed document created by the Georgia Association of Realtors which we sign; ... and if at any point it is felt that our Client relationship should not be continued, it can be ended with an email or short note or fax to the other party saying, in effect, the relationship is over as of this instant.

My role, and my commitment, will be to make our relationship so meaningful and productive that you will want to tell everyone you know they should use me for their real estate needs.  I truly believe this will be the case if you are just a Customer of mine.  And I feel certain this will be the case if you are my Client.

If you are selling your home, you will want my "Power Selling" approach to marketing your home for max dollars, in the shortest time possible, with as few surprises as possible. This, along with the many dozens of activities performed as a Premier Service Agent, is yours when you are my Client.

If you are buying a home, you will want the know-how, consultative support, and skilled advocacy that I can provide. Buyers, not sellers, are generally at greatest risk when a home is being sold. It is my job, if you are my Client, to make buying as successful, safe, stress-free, and outright enjoyable as possible.  And it's very likely my services can be provided at no charge to you ("Free Is Good!").

And there is another very important advantage of being my Client. I am creating a Members-Only area in this website, for my clients. You will be able to shop for homes in a way unmatched by any other agent in metro Atlanta. It will be just one more facet in my commitment to provide Premier Service for all who commit to use me as their Buyer's Agent.

I've been asked if I can be both your Listing Agent for the home you are selling and your Buyer's Agent for the one you will purchase. Yes I can. In fact, that combination of Client relationships can be exceptionally beneficial for you.
